Deposit also serves as a cleaning / damage deposit and is returned the next day after inspection if everything is left in order
$200 from deposit is non-refundable in case of cancellation or rescheduling
Primary guest is fully responsible for the entire group
Primary guest must arrive first and leave last
Guests must follow all local, state, and federal laws
No illegal substances
No fighting, dangerous behavior, threats, violence, harassment, or intentional property damage
No music outside. Outside is a chill / quiet zone
No loud talking, yelling, or disruptive noise outside after 10:00 PM
Inside music and conversations are allowed at any volume
Maximum speed on all gravel roads is 15 MPH
Alcohol is permitted only at guests’ own responsibility and in compliance with all applicable laws
No serving alcohol to minors. Guests are fully responsible for legal age compliance
Sauna, jacuzzi, cold plunges, firepit, grill, and all amenities are used at guests’ own risk
Guests with heart conditions, high blood pressure, pregnancy, medical conditions, intoxication, or anyone feeling unwell should not use sauna, jacuzzi, or cold plunges
Outside sauna brooms are not allowed. Guests may use only sauna brooms purchased from King’s Banya or no brooms at all
Bringing outside brooms without purchase results in a $50 cleaning / maintenance fee
Guests enter and use the property at their own risk
To the maximum extent permitted by law, owner is not liable for injuries, accidents, medical emergencies, lost or stolen items, guest conduct, alcohol-related incidents, or damages caused by guests
Security cameras are installed around the exterior perimeter, no cameras inside of of the building
